West St. Louis County: What’s Your Home Worth in Today’s Market?

If you’ve been wondering what your home might be worth right now, you’re not alone. The headlines can make it sound like there’s one real estate market—but the truth is, real estate is local. What’s happening in one neighborhood or ZIP code may look very different just a few miles away.

In West St. Louis County, the July 2026 numbers tell an interesting story. For single-family homes in the ZIP codes we track, there were 234 homes sold and 279 new listings, with an average sale price of $627,528. Homes averaged just 19 days on the market, while the average price per square foot was $207.

Those numbers provide a helpful snapshot, but they don't tell the whole story.

What Do These Numbers Mean for Your Home?

Every home is different. Location, condition, updates, lot size, floor plan, and even the specific neighborhood can have a meaningful impact on value. That's why I believe a market update is most useful when we take the next step and make it personal to you.

Whether you're considering selling now, thinking about making a move sometime in the future, or simply curious about your home's current value, I'm happy to help you understand what the market is saying.

I can look at recent sales and current competition in your neighborhood and help you determine how your home compares. More importantly, I'll explain why the numbers matter and what they could mean for your particular situation.

Don't Rely on the Headlines

National real estate statistics can be interesting, but your home's value isn't determined by what is happening across the country. It's determined by what buyers are willing to pay for a home like yours in your market.

That local perspective is especially important when deciding whether now is the right time to sell—or whether it makes more sense to wait.

If you'd like to know what today's market could mean for your home, let's have a conversation. There's no obligation and no pressure—just straightforward information to help you make an informed decision.

I'm always happy to be a resource, whether you're ready to make a move or simply want to stay informed.
